Hurdles to solving some of our housing needs are only designed to hold us back. Creativity is a key, for non-sewered communities it can be as simple as thinking of a site’s bedroom capacity rather than units per acre, and be creative as to how you allow those bedrooms to be used.

 

The link below is to a by-law I was working on, off and on, for years with a particular property in mind, but it was drafted as possibly being able to be applied to other parts of Town with only a map amendment. It was initially crafted as a Chapter 40R type of district. I prepared, but never completed, some Google Sketch up drawings of what that particular site might look like.

Essentially, the idea was formulated before, but became the framework for, the Dennis Seasonal Resort Community By-law.  Below is a picture of a site near the Madison/Middleton line in Wisconsin:

Followed by a picture of Heritage Sands (Dennis Port) built under the Seasonal Resort Zoning By-law

Heritage Sands is built with an on-site wastewater treatment system adjacent to the site community building and pool.

 

Maritime Landing on Route 6A in Dennis is another example, ultimately built under Chapter 40B rather than the Dennis Affordable Housing By-law.

Wondering if anyone has or has worked with a bylaw for multiple detached single-family dwellings on a single lot that they like and wouldn’t mind sharing.  I’ll also take Detached ADU bylaws. 

We’ve seen an uptick of definitive subdivision applications coming in to just create frontage for a new single-family dwelling lot and waive all the SRR requirements. The Board nor DPW or Fire are keen on this so I’m looking into a different avenue for this type of project to be permitted through. Realizing that people may be looking to downsize but can’t afford to move anywhere else, this may be a good alternative to allow them to stay in Town.
