The CPA transfer of the 10% community housing reserve, while not automatic, has become almost a perfunctory CPA article on the warrant. CPC members used to balke about funding the AHT or would reduce the amount sought by the Trust, believing the Trust was "sitting on a lot of money and not spending it". Over time the Trust has gained control of land taken for taxes and subsidized the cost of construction of Habitat for Humanity house; purchased property for three other ownership units that will be built by Habitat; purchased a home at discount, conducted repairs and then sold as an affordable unit, funded a very successful rental assistant program in response to COVID's financial impacts, and subsidized the cost for production of an 8-bedroom home providing supportive housing for individuals with acquired brain injuries.
Sharing these successes with the CPC and displaying a slide at Town Meeting listing/showing pictures of the recent past successes and future plans for increasing affordable housing units for a diverse group of people helped make this a shoo-in vote at Town Meeting the past many years.

Hi All
Wondering if your CPA Communities have automatic transfers into your Affordable Housing trusts as a part of a consent agenda at Town Meeting, or as a generally reoccurring warrant article for a general funds transfer. If so, do you have a prepared argument to justify before Town Meeting?
