[Massplanners] Paper street - expiration?

So the fine details here are that the subdivision was approved because of planning board inaction. So the planning board did not therefore put a sunset clause on this, or an expiration date. I think it’s still valid, and most of you have confirmed my thinking.

Good morning all,
A great Friday question to which I am replying on Saturday morning…
Would the answer not also require going back to the local subdivision rules and regulations that were in place at the time of its approval?
For some reason I thought there was a “sunset” provision in MGL 41, but I suspect that the local subdivision policies and regulations are where one would find that.
I know that in the past several towns that I work for, there is always been a three-year limit, within which time the roads had to be constructed, utilities, installed, and all inspections done, otherwise the subdivision would be deemed invalid. Remind.
Definitely time to go back and take a look at the refs that were in place…

Still valid, but, if zoning has increased lot sizes since then, merger would have affected the ability to convey. I would suggest rescission.

Hi folks, we have an old subdivision plan recorded with the Registry in 1981, 4 lots with a loop road, never built, no lots conveyed, nothing ever done.
Is it still valid or do these expire?
Best,
Chris
