I suggest taking a look at Shutesbury’s Open Space Design bylaw (see Article V): https://www.shutesbury.org/sites/default/files/files-and-images/Bylaws/ZoningBylaw_amended2021.pdf . Sec. 5.3-3 describes density bonuses, including one for allowing deeded public access to the open space.
