[Massplanners] Incentive Zoning for Public Access?

I'm looking for examples of zoning language that provides incentives (density or otherwise) for provision of publicly accessible open space at a development. Ideally, I'm looking for waterfront examples but I'm also interested in any ways communities have tried to use bonuses of some sort to get more public access to open space.

Any examples that are relevant would be welcome.
