[Massplanners] Resources / Process for Creating Affordable Housing for Veterans

All,
If any of your communities have gone through a process to coordinate a
donation of private land to a developer (or the municipality itself)
specifically for the purpose of creating affordable housing for veterans,
please let me (us) know.
Questions:
Are there advantages of encouraging the private land owner to select a
developer to donate land to, or are there advantages to donating to the
Town or an Affordable Housing Trust instead?
I'll reach out to DHCD, but I'm trying to determine if a friendly 40B / LIP
/ LAU process is the obvious path forward, or if there is something else
specific for veterans housing.
I have been pointed to Soldier On
<https://wesoldieron.org/permanenthousingdevelopments/>, a project
sponsor/developer who has done some incredible work, including an upcoming
project in Tewksbury, and others completed in Pittsfield, Chicopee, Agawam,
and Northampton. Their experience with DHCD and affordable housing seems to
make them a great choice, but I also wanted to see if there were any others
to consider.
