As requested here is a very informative brief from the MAPC on the general topic, from Fran Stanley in Groton.
Other information received so far:
>From Darlene Wynne for a project in Beverly: w/o 100% affordable projects:
Suburban-style Multifamily = 0.26 students per unit
TOD-style Multifamily = 0.06 students per unit
Single Family (new subdivisions only) = 0.25 students per unit
w/ including 100% affordable projects:
Suburban-style Multifamily = 0.27 students per unit
TOD-style Multifamily = 0.07 students per unit
Single Family (new subdivisions only) = n/a
Note: Yes, it is for all bedroom types. Though typically the Suburban Multifamily contain mostly 2- and 3- bedroom units whereas the TOD are mostly studio/1-beds with a small percentage of 2-beds.
