[Massplanners] Warehouse (and similar) definitions

All,

We are beginning to look at revising definitions relating to warehouses,
fulfillment centers and the like. Warehouses aren't what they used to be,
I'm learning.

Below is what I've put together so far through google, etc. Does anyone
have or know of good definitions of these types of uses I could check
against what I've done so far? Any input? Thank you in advance!

*Definitions of Warehousing, etc.*



High cube and automated warehouses are differentiated from traditional
warehouses because of their height, which to date, have been proposed up to
180 feet tall. They are highly automated, with newer warehouses being built
for specific uses utilizing rack systems that also serve as the building's

structure. The rack system is then wrapped with a metal skin that serves as
the building’s walls.



These tall structures typically integrate Automated Storage and Retrieval
Systems (ASRS) to maximize storage space availability, and for the
processing of goods in a more efficient manner than traditional
human-manipulated storage movement systems. The intricate racking system
increases the efficiency of goods moving into and out of these warehouses,
with faster turnaround times for trucks, theoretically reducing the time a
driver needs to stage or park.



*Warehousing (ITE LUC 150)*

Facility involved in short to long term storage of bulk materials and
products. Items are brought in and distributed in bulk with little to no
material repackaging, repurposing or breakup. Warehouse shall not include
fulfillment warehouse/center(s).



*Mini-Warehouse / Self-storage* *(ITE LUC 151)*

A building or group of buildings consisting of individual, self-contained
units leased to individuals, organizations, or businesses for self-service
storage of personal property and other non-hazardous durable goods,
excluding vehicles. The use of units for other than dead storage is
prohibited.

A retail service establishment providing off site storage space to
residents and businesses, offering convenience storage and limited
warehousing services primarily for personal effects and household goods
within enclosed structures having individual access, but excluding use as
workshops, hobby shops, manufacturing or commercial activity.



The following are prohibited uses of self-storage facilities or areas:

(a)    Storage of flammable or hazardous chemicals, petroleum products, or
explosives;

(b)   Retail sales, commercial, wholesale, miscellaneous, or garage sales
from individual units or other areas within the area surrounding the
individual units with the exception of the commercial frontage or office
buildings onsite;

(c)    The servicing, repairing, or fabrication of motor vehicles, boats,
trailers, lawn mowers, appliances, or other similar equipment; The
operation of power tools, spray painting equipment, table saws, lathes,
compressors, welding equipment, kilns, or other similar equipment by the
renters of the units and/or renters of any outdoor storage space.

(d)   Any use that is noxious or offensive because of odors, dust, noise,
fumes, or vibrations.



No individual storage unit may be used for the purposes of operating a
business except for the purpose of providing storage for a business that is
located off-site.



*High Cube Warehouse

buildings used for the storage of manufactured goods prior to their
distribution to retail outlets. These facilities consist of large shells of
steel buildings and large halls, often subdivided for individual tenants,
with a typical ceiling height of 24 to 26 feet; they are also characterized
by a small employment count due to a high level of mechanization, truck
activities occurring outside of the peak hours adjacent street system, and
good freeway access.



*High Cube Transload Warehouse and Short-Term Storage Warehouse (ITE LUC
154)*

Short-term, automated warehouse, storage and consolidation of manufactured
goods prior to distribution of pallet loads to retail or other warehouses



*High Cube Fulfillment Center Warehouse (ITE LUC155)*

Short-term, automated warehouse, direct distribution of e-commerce product
to end-users (i.e., Amazon) or facility involved in receipt of bulk
products and the storage, separation and distribution of said products on
an individual basis to individual end user consumers (not retail). This use
includes e-commerce activities.



*High Cube Parcel Hub Warehouse (ITE LUC 156)*

Short-term, automated warehouse, typically serve as regional and local
freight forwarder facilities for time sensitive shipments via air or ground
(e.g., UPS or Fed Ex)



*High-Cube Cold Storage Warehouse (ITE LUC 157)*

Short-term, automated warehouse, temperature-controlled facilities for
perishable products (e.g., grocery distribution centers)
