[Massplanners] Special Permit denial sample

I know the attorneys will say that a denial is not legally required to provide detailed written justifications……however as a practitioner and the one who drafts these decisions….they should include specific findings  that are based upon the specific facts as determined by the Board.

Does anyone have a good version of a special permit denial (for a use if possible)? Not sure my Board will vote to deny but I want to be prepared just in case.  I don't have a good example at the ready while I have many approvals.
