Good morning all -

Recently, a surveyor, in responding to proposed zoning rules that would limit the maximum size of an ADU, regardless of the overall lot size, noted that other towns allow for “family compounds” – or multiple dwellings on a single lot, if the lot area is some
multiple of the minimum lot size.

An illustrative example: given a 12-acre lot in a zone with a 3-acre minimum lot size, the owner could construct four dwellings on the lot, provided that the use of the dwellings is restricted to related family members only – no short- or long-term rentals.

This is not to be confused with reductions of minimum lot sizes, or increases in density for ‘cluster’ development, nor with greater density of development afforded to deed-restricted affordable housing projects.

Does your town allow ‘family compounds’? Do you believe that such a thing is good? A positive? Workable? Frustrating? Awful?
