Hi MassPlanners,

I am writing to update you that the ADU Regulations were filed with the Secretary of the Commonwealth on January 17 and are posted on our website below. We expect the Secretary of the Commonwealth to publish them on January 31, 2025, when they will be in effect. The ADU law becomes effective on February 3, 2025. We are hopeful that these regulations will provide useful guidance to towns and cities in administrating ADUs locally.

As a next step, the HLC ADU team is organizing a webinar to explain the regulations. They are also working on developing a Model By-law and Zoning Checklist for towns and cities to use to update their own local zoning and by-laws. More information on the upcoming training will be made available in the coming weeks.

Further, the Attorney General's Office has offered to review any ADU By-laws for towns and cities that they might currently be drafting. Please reach out to Margaret Hurley at margaret.hurley at mass.gov<mailto:margaret.hurley at mass.gov> if you have any questions on this.

In the meantime, we ask that you update your relevant staff or members about this.
