[Massplanners] Religious Non Profits zoning exemption

Do the State Zoning Exemptions/Protection for a Religious Non-profit provide any protection
to a meditation center that has for 20 years made a space available for short term solo meditation retreats when now the Planning Board has adopted new Short Term Residential Rental regulations that
a. in general no longer allow this use in this zoning district ?
and
b. unless
the use has been “registered and been inspected with the Town of Buckland as of March 26, 2024, (to ) have the right to continue as a permitted use” which it was not ?
c. could it be argued that this use does not fit the definition of “short term residential rental”. ? (The Zoning bylaw Definitions section gives no specifics on this; the Center makes no rental agreements here and the income is by donation only).
