[Massplanners] Opening up a can of worms

Greetings all -
A proposal for a Definitive Subdivision
- was filed
- public hearing opened, and closed
- was approved by the planning board
- a release of lots was granted
- multiple homes are in various states of construction
- one new home has been sold; however,
- some lots are still in the hands of the original developer
Does a Planning Board still have the ability to reconsider its decision,
particularly where that decision would NOT affect the one lot that has been
sold, only the lot that is still owned by the original developer?
Please note that the approval was done sometime around 2021. Lots were
released shortly thereafter.
