What you linked doesn't feel like a "study" per se... just a report on the progress of the VCOD over the year of its existence. And I don't think a year is enough time to judge the effectiveness of an upzoning district. Especially if the year in question is 2024. I think more time will tell

Given all the MBTA Community Act changes, and other rezoning happening in various communities, does anyone know of any similar studies in other communities? Anyone think the study I link to is fatally flawed?
