[Massplanners] [EXTERNAL] MBTA Comm Character Areas/Subdistricts

Hi Samantha

Belmont has proposed eight (8) subdistricts in four (4) area concentrations. With two competing maps, there is one of the four areas that differs. Three subdistricts are lower density and feature a triple-decker typology or townhouses. Another set of subdistricts was calibrated for our housing authority properties, and we have two higher density subdistricts, one that is 4-story mandatory mixed use (not technically a 3A subdistrict) and another that is 3 floors residential only and 5 floors with a ground floor commercial component. You can see our map and zoning bylaw draft at this link:

Hope this helps and good luck,

Chris R.

Hi all,

We're working on getting together our MBTA Comm by law (second iteration) for our Fall Town Meeting. I wanted to see how other municipalities structured/codified their subdistricts or character areas that had varying densities, heights, setbacks, etc.

Will also welcome any other commentary/tips on bylaw writing experiences related to MBTA Comm.

Thank you!
