Amy,



Norfolk received AG approval for our MBTA zoning. Just waiting to hear back
from HLC if they give us approval we have a developer ready to permit 14
units next to Norfolk Train Station.

Hi Planners:



I'm writing the next issue of the Upzone Update
<https://mbtacommunities.bostonindicators.org/> e-newsletter, due out on
Friday. Please share your updates (about MBTA Communities and other zoning
news) with me, for this newsletter and future ones.



I am hoping to report on production numbers -- permitting of new
multi-family buildings under zoning adopted for compliance with MBTA
Communities law. Let me know if projects are coming through your community.



So far I have found the following (but please correct this if any numbers
are off):



*Somerville*
<https://www.bizjournals.com/boston/news/2024/09/06/somerville-triple-deckers.html>:
Received 12 applications for construction of new three-unit buildings, and
11 applications to add one or two units to an existing single-family or
two-family.



*Bedford*: Two projects are in the works:  one to replace an existing
two-family with a 4-unit building, another to build a 7-unit building in
place of a single-family.



*Lexington: *One source reported to me 1,164 units somewhere in the
pipeline. This article
<https://www.bizjournals.com/boston/news/2024/07/29/lexingtons-mbta-zoning-spurs-real-world-action-fr.html>,
from the summer, mentions 285 units in four projects.



*Newton*: Two projects in the MRT zone, where four-unit buildings are
allowed. (One project added a unit, another is a subdivision.)



If your community has adopted MBTA-C, but no projects have come through
yet, what are your thoughts on why.
