[Massplanners] Property Value Impacts & Developer Value Add for feasibility of Missing Middle Housing

Hello Planners,
In your work on missing middle housing and/or MBTA Communities, have you come across any information on the following:

  *   Property value impacts of missing middle housing - both for properties that are zoned for it, and properties adjacent to it
  *   Feasibility of creating missing middle housing in the MA market? For example, a local report like this one: Missing-Middle-Development-Math-Final-June-2024.pdf<file:///C:/Users/jmercier/Downloads/Missing-Middle-Development-Math-Final-June-2024.pdf>
  *   I know this is very specific, but assuming the goal is to incentivize developers to reuse or renovate & add-on to an existing structure to create missing middle multi-family housing options versus tear down and rebuild a single-family home,
     *   Developer valuation of a property for tear down versus reuse
     *   Profit margins to make missing middle worthwhile
     *   Unit sizes so that 3-4 multi-family units results in more profit than single-family home of same total square footage
