This white paper was focused on fiscal impacts of new housing units on school systems and in order to do the math, they had to calculate the ratio of K-12 students per new unit, which in an appendix at the end: https://www.mhp.net/assets/resources/documents/Cost_Benefit_new_housing_3-15-16.pdf.

The footnotes have references to some now ~20 year old studies from the Donahue Institute that looked at the same issue.
