Thanks for that information. Now I’m thinking about an effective date of
February 2, 2025 and we won’t have a town meeting until May of 2025.

An advisory note from a New Bedford law firm, Mead, Talerman & Costa, LLC,
says "The portion of the Act pertaining to ADUs is effective in 180 days,
i.e. on *February 2, 2025*, so there is an opportunity to consider zoning
changes before these changes become effective."

Hello MassPlanners,



Can anyone confirm if the ADU legislation in the Housing Bond Bill takes
effect in February 2025 or if it is in effect upon the Governor’s signing?
I am seeing that Section 143 of the law (Chapter 150 of the Acts of 2024)
states that Section 8 (which amends c. 40A §3 to allow ADU by right) “shall
take effect 180 days after the effective date of this act.”



I know that Section 7, the definition of “Accessory dwelling unit,” takes
effect immediately.
