Doug:

 

My take is that the "single-family residential building" described is as a
principal use on a lot, and that is where the exemption (from area
restrictions) applies. Whereas, an accessory apartment, whether attached or
detached, is an accessory use and not included in that language.

Are ADUs not protected under the exception in 40A sec 3: 

 

("No zoning ordinance or by-law shall regulate or restrict the interior area
of a single family residential building .")

 

.Particularly if the ADU is detached.???
