[Massplanners] Percentage of Non Residential in Mixed Use Districts

We have one requirement in our CB zone that allows no more than 15% of the ground floor to be used for residential specific use. Shared spaces like lobbies and bathrooms open to the businesses would not be counted. We have another district PSCD-2 where the goal was to have more commercial in general so the s.f. is based on the total gross s.f. of the project. That district requires 15% of the total gross s.f. be commercial but does not specific how or where that space is located. I think having only a percent can be somewhat difficult since it does not relate to actual s.f. needed to create successful commercial spaces.

Hi Sarah,
We have a defined geographic area where we require ground floor activated uses<https://ecode360.com/29283349> for approximately 80% of the lot width and 100% of the building frontage. However, ground floor activated uses allows for 25% of the uses to be residential (e.g. lobby, gym, etc) as long as it is designed to be transparent and/or pedestrian friendly. Hi Sarah,
We just did this last year. We require over 50% of ground floor space be non-residential. See page 76: Town of Maynard Protective Zoning By-Laws (townofmaynard-ma.gov)<https://www.townofmaynard-ma.gov/DocumentCenter/View/224/Zoning-By-Laws-PDF?bidId=>

Hi all - I am working with the Mansfield Planning Board on an update to their existing multi-family zoning bylaw. They currently have 15 units/acre by-right and then are proposing to up that to 30 units/acre by-right and up to 60 units/acre with a mixed use component and other incentives.
For a number of qualitative reasons, the PB thinks that 25% of the ground floor area should be non-residential. Feedback from a couple landowners say that is too high. In lieu of a bona fide market analysis, I thought I'd poll my peers...
If you have a mixed use district, what are your non-residential requirements?
Many thanks,
Sarah
