[Massplanners] Lots split by a zoning district boundary

Hello!

Our Zoning Bylaw states:

 Split Lots. Where a lot is transected by a district boundary, the regulations that apply to the larger part of the area of such lot may, at the option of the lot owner, apply in the smaller part beyond such district boundary for a distance not to exceed 30 linear feet, if the smaller part has frontage on an accepted way.

Curious how other communities treat split lots.
